Villa communities: what to check before you sign

Density, common area handover, maintenance structure and resale depth deserve as much attention as the elevation.

Ask for the density of the community and the ratio of open space. Low density is a large part of what you are paying for in a villa format.

Clarify what is included in the quoted price: compound wall, landscaping, fittings, and whether the clubhouse is already delivered or scheduled.

Understand the maintenance structure and who controls it after handover. Community governance affects both living experience and resale.

Finally, study the resale depth in that micro-market. Villas can take longer to sell, so your horizon should account for it.
