Reading RERA registrations and approvals without confusion

What each document actually confirms, and the questions to ask when something is missing.

A RERA registration confirms that a project has been registered with the state regulator and that certain disclosures are on record. It is not a guarantee of quality or of timely delivery.

Layout approval confirms that a plotted development has been sanctioned by the competent authority. Building permission does the same for a vertical development.

The title chain establishes ownership history. Encumbrance certificates show registered charges over a defined period.

If any of these are unavailable, that is not automatically fraud, but it is a reason to pause, ask in writing, and wait until the document exists.
